Overview: Turn an existing shop/garage into a residence

 

At its completion, the house will consist of 2 stories (no attic), 4 bedrooms, 3 bathrooms, mudroom/laundry room, kitchen/dining room, downstair living room and upstairs family room. Due to financial restrictions, we don't expect to complete the entire house all at once and have planned to complete it in 3 phases. If finances allow, we'd like to complete phase 1 and 2 in at the same time.

  • Phase 1: Livable state
    Complete downstairs construction up to drywall, including addition.
  • Phase 2: Roof and upstairs addition
    Replace roof and framing to accommodate insulation, second story addition.
  • Phase 3: Complete upstairs
    May be independently and over time by owners. 

 

Contractor / subcontractors will complete the following: framing, install windows and doors, insulation, complete first floor addition (& foundation, etc), complete second floor and roof, second floor addition, update electric, install plumbing and septic, install HVAC, wrap the house in Tyvek, and hang drywall.

Post drywall work and finishes will be completed independently by owners.

Phase 1 Details

Overview: Make the first floor livable

 

    • Addition
      The current building foot print is 40'x30'. A 43'x13' addition will be added to the north side of the building to accommodate plumbing installation.

    • Framing
      The current building is framed with 2x4 studs that will be furred out to meet appropriate depth for insulation and utilities. 
    • Windows and doors
      Doors and windows have already been purchased and will need to be installed.

    • Insulation
      All insulation will need to be updated including the concrete monolithic slab (outside underground), exterior and interior walls, and ceiling will all need to be insulated. We are open to whatever is needed to build an economical, energy efficient and long-lasting home. 
    • Electric
      The existing building does has electricity but will need to be updated to meet residential standards. We prefer to run electric wiring into the upstairs to for accessibility for for phase 3– when we complete the second floor.

    • Plumbing
      The existing site does not have plumbing. All plumbing will be located on the northside addition and will need to be connected to the well and septic.

    • Septic
      Needs to be installed.

    • Drywall
      Needs to be hung but we will do taping, mudding, and painting ourselves. 
    • HVAC
      Mini splits, electric heaters in bathrooms, and wood stove in the living room.

    • Exterior
      We will install siding on our own but will need to have the house wrapped in Tyvek in the meantime.
    • Second Floor
      The second floor (including roof and second story construction) is not included in Phase 1, however, we will rough-in plumbing and electric to the upstairs so it is easily accessible for the completion of the second story in phase 3 of the project.
      If we cannot complete the roof and second story construction in the first year, we will line the floor with insulation and block off the upstairs to create a sealed heat envelope in the downstairs to weather the winter months until we can complete the roof and second story construction. 

Phase 2

Overview: Complete roof and second story construction


Phase 2 consists of completing the roof, completing second story construction, and sealing and insulating the second floor and the remaining entirety of the house. The house will not have an attic and adequate spacing for an appropriate R-value will need to be added to the roof. We expect to need to replace the entire roof structure to accommodate for insulation. Roofing material will also need to applied to the roof of the entry way. We would also like the second story windows installed at this time. 

Phase 3

Overview: Compete second story interior and remaining exterior of house


Phase 3 will include the full completion of the second story and exterior of the house. The phase will be completed by the owners and will include:

  • Framing in walls 
  • Insulation
  • Drywall
  • electric 
  • plumbing fixtures
  • mudding and painting
  • flooring
  • Doors
